Government to commence publicity drive on HIPS this week

 

As the deadline for the implementation of the HIP Regulations approaches, the Government is stepping up its campaign to educate the population of England & Wales. From this Sunday 25th March 2007, full page adverts will appear in he national press. Home information pack advice will be contained within short snappy attention seeking adverts.

 

TV and press adverts will continue right through until 1st June 2007 which is the planned start date for the commencement of the new regime.

 

On the 16th March the Government sent out thousands of leaflets to businesses likely to be affected by the changes such as solicitors and estate agents. The message is clear - "Are you ready for the new HIP regime"? Many undoubtedly are not.

 

Officials have a tough job readying both the public and industry for the forthcoming home information packs. The property industry is racing itself for an extremely interesting few months.

 

What the Packs may contain

The Home Information Pack (HIP) is likely to include copies of the following documents:
  • Terms of sale
  • Evidence of title (ownership)
  • Replies to standard preliminary enquiries made on behalf of buyers
  • Copies of any planning, listed building and building regulations consents and approvals
  • For new properties - copies of warranties and guarantees
  • Any guarantees for work carried out on the property
  • Replies to searches made of the local authority
  • A home condition report based on a professional survey of the property, including an energy efficiency assessment
