Home Information Packs

From the 1st August 2007 the way residential property is sold in the UK has undergone a radical and fundamental change. This site has been designed to provide members of the public with important information about the forthcoming changes:

 

 


Under the new Housing Act, ALL residential home-owners selling property from 2007, will be required to prepare a "Home Information Pack" (HIP) when marketing residential homes for sale. The pack must be made available to any prospective buyers on request and will be provided at the expense of the home owner wishing to sell the property.

The "re-modelled" HIP (see amendments made by the Government 22nd May 2007) includes and energy performance certificate, searches and other key legal documents but n longer needs to include a Home Condition Report.

The cost of obtaining a HIP will be in the region of £250-650 given the amendments regarding the Home Condition Reports which will now be phased in and promoted by the industry.  The backbone of the reforms will be the Energy Performance Certificates (EPC's).

Government give the go ahead for HIPS to commence on 1st June 07 (22nd February 2007)

The Dept for Trade has given the go ahead for the Home information Packs as scheduled on the 1st June. After some concerns that the new regime might be delayed, the Government dispelled fears by sticking to the official timetable. They now intend to commence a publicity drive starting at the end of March and this will continue on a high level until the implementation of the Regulations.
